Housing demand is high, particularly in Sliema, St. Julian’s and Gżira towns, where many expats and digital workers settle. Valletta and the Three Cities offer older properties, while Gozo provides quieter alternatives. Prices vary widely: a one-bedroom in central areas can cost €900–€1,400 (~$1,000–$1560) monthly, while Gozo averages €600–€800 (~$700– $900). Many apartments come furnished.

The most common search channels are Facebook and Telegram groups, as well as the country’s main classifieds site, Maltapark (maltapark.com/ listings/section/3). Real estate agencies such as QuickLets (quicklets.com.mt) and Frank Salt (franksalt.com.mt) cater to international clients, though fees are usually one month’s rent plus VAT. Long-term leases generally require a one-month deposit. Rent regulation was updated in 2020, requiring contracts to be registered with the Housing Authority (housingauthority. gov.mt). Utilities are billed separately, with water and electricity often costing €80–€120 (~$90–$130) per month for a single tenant. Given the competitive market, securing housing before arrival or arranging short-term accommodation while searching locally is advisable.
